Thank you for choosing Big Bear Cool Cabins! We look forward to your stay. If you have any questions about this agreement or your cabin, please contact a member of our staff and we will be happy to assist you. Text is the fastest and easiest way to reach us during business hours. There is a minimum renting age for Big Bear Lake of 21.

At booking, the credit card is charged 25% of the reservation total, and the balance is charged 14 days prior to check in. Please call if you want the balance charged earlier or if you want to make a payment. If your arrival date is less than 14 days away, the credit card will be charged the full reservation amount. Virtual credit cards will not be accepted.

Please note, the cardholder must be present at check-in and have valid ID and the credit card used. Guests must have the physical card at check in. For DCI we will need a copy/photo of the physical card. If special arrangements need to be made, please contact our office.

Reservations are non-refundable except when canceled at least 30 days before the stay in which case there is a cancellation fee of $75 or 10%, whichever is greater. If the cancellation is within 30 days from your arrival date and property is re-booked, a rain check will be issued valid for 6 months. Some properties do have minimum stay requirements in which case you will be contacted to add nights or the reservation may be canceled.  

After completing your reservation, you will receive a rental contract to complete and return back to Big Bear Cool Cabins within 24 -> 48 hours. We will then email your confirmation and directions.

Tenants understand that Big Bear Cool Cabins, Inc., its owners, employees and the homeowners (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for the removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the tenants’ persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tubs, tenants’ failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

NO smoking inside the cabin or excessive noise is permitted. Cabin must be left neat and in the same basic condition as upon arrival, dishes washed, and cooled ashes from fireplace/barbecue placed into ash buckets. Do not move hot ashes as fire may occur. Open fires are illegal and prohibited in the Big Bear Valley. Ordinance mandates that trash be disposed of at a designated disposal site. If guest locks keys in house after hours, guest is responsible for calling a locksmith. During regular office hours, additional keys may be picked up. At pet friendly cabins, it is the guest’s responsibility to pick up deposits by the pet. BBCC, Inc. reserves the right to enter the property for reasons as deemed necessary. Spa must be locked when not in use. Children under the age of 14 are not to be in the hot tub. Keep spa cover on when not in use. Letting the water level go below the jets may cause damage to the spa.

Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Big Bear Cool Cabins, Inc. and homeowner must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required. Each property is individually owned. Amenities are listed to the best of our current actual knowledge, without duty of inquiry or investigation, but not guaranteed. Big Bear Cool Cabins, Inc. acts as a facilitating agent for the individual property owner. Any guest must recognize that Big Bear Cool Cabins, Inc. is not representing any of its interests, implied or expressed. Big Bear Cool Cabins, Inc. reserves the right to substitute like accommodations.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 or are not covered under the plan will be charged to the credit card on file. Certain terms and conditions apply. The Vacation Rental Damage protection plan can be purchased up to, and including at, check-in. Please contact Big Bear Cool Cabins, Inc. directly if you do wish to participate in this protection.
